At full service it takes the listing's day-to-day: pricing and calendar, guest messaging, cleaning and turnover scheduling, maintenance call-outs and reporting. What it does not take is ownership risk — the permit, the insurance and the tax return stay with you.
What is the difference between an Airbnb manager and a co-host?
A manager usually takes the whole operation, and often the listing itself. A co-host is added to your listing and takes the parts you name, so the account and the guest contract stay yours. In this register 181 companies describe themselves as full service and 21 as co-hosts.
Do vacation rental management companies work with a single property?
Many do. The ones that do not usually say so as a minimum portfolio or a minimum revenue, and that is the first question to ask: it decides whether you are a client or an exception.
How do I check a short term rental management company before signing?
Ask for the legal entity name, the notice period, whether the agreement is exclusive, who holds the listing account, and what happens to bookings already on the calendar if you leave. Then read what the company publishes about fees and compare it with what you were told on the call.
Is searching for an Airbnb management company near me the right approach?
Proximity helps for turnovers and inspections, but it is a weaker signal than market coverage and local licensing. A company two towns away that already runs your permit type is a safer bet than a neighbour learning it on your property.
