What is recorded, and what is not

This page exists so that nothing on this site has to be taken on trust. The register behind the shortlists records facts companies publish about themselves and facts this desk can check from the outside. It does not record measurements we did not take.

For a management company the register holds: the company name, its own word for its service model, the head office location, the markets it says it covers, a size tier and its website. For a host tool: the tool name, its category, whether it needs a property management system, the pricing the vendor publishes, and a one-line verdict.

Every company entry carries a head office and the markets the company claims.

How an entry gets in

  1. The company is found: through an owner asking about it, a market search, or a listing that names its manager.

  2. The facts are taken from the company’s own pages first — service model, markets, head office — because that is what it is willing to stand behind in public.

  3. Anything the company does not publish is left empty rather than estimated. An empty field is information; a guess in the same column is not.

  4. The entry is placed in the order, which is a reading of those facts and of this desk’s own operating experience.

  5. The entry is written up when there is something to say beyond the row.

What this desk does not claim

When an entry is looked at again

An entry is revisited when the company changes what it publishes — a new service model, a new market, a change of ownership — or when an owner tells us the row is wrong.

One honest gap: the register does not yet carry a per-entry date of last check, so this page cannot tell you how fresh a given row is. Adding that date is the next change to the register, and until it is there, treat every row as a starting point for your own questions.

Why there is no score

A single number would suggest a measurement that has not been made. The register carries a position in an order, which is an opinion built on recorded facts, and the facts are on the row so you can disagree with the order.
