This is a register first and a ranking second. Every entry records facts a company publishes about itself: legal presence, service model, head office, markets. Service model is the company’s own word for what it does, and markets are what the company claims, not what we verified property by property. The order reflects this desk’s reading of those facts and its own operating experience: it is not a score derived from audited data, and it is not the output of a formula we can hand you.
Two things follow from saying that plainly. Placement is not sold. And the entry ranked first is connected to this site’s publisher, which is why it is named as such at the top of the page rather than left for you to work out.
Percentage of revenue — the common full-service shape. What matters is which revenue: gross booking value, or net after channel fees and cleaning. The same headline percentage can mean two different bills.
Percentage plus pass-through — a lower headline rate with cleaning, linen, restocking and maintenance mark-ups billed separately. Ask for a worked example on one real month.
Flat or per-listing fee — usual for co-hosting and for software. Predictable, and indifferent to whether your calendar is full.
Three, asked the same questions, is enough to see the pattern. Two invites a coin-flip; five turns into a project.
Not automatically. Size buys process and cover during holidays; it also buys standardised terms that a single owner cannot bend. The register carries a size tier so the trade-off is visible.
Who holds the listing account, and what happens to the reviews on it if you leave. A listing with four years of reviews is the asset; the calendar is only this season.
