The people behind the register
Who writes the entries in this register, who reads them before publication, and what each of them covers.
This register is kept by people who have done the work it describes: running short-term rentals, reading fee structures, and auditing management agreements before an owner signs one. It is not written by general writers working from company brochures.
Every entry is written by one of them and read by another before it is published. Where a fact could not be taken from a primary source, the entry says so rather than estimating it.
Marta Ellery — short-term rental operator. Runs three short-term rentals of her own and has hired two management companies over six seasons, one of which she left mid-contract. She writes the parts of the register that come from being on the owner side of the agreement: notice periods, who holds the listing, and what changes on the calendar when you switch.
Devin Okafor — revenue and pricing analyst. Works with rental revenue data and spends most of his time on pricing and occupancy. He checks the numbers companies publish about themselves against what their own listings show, and writes the entries where a fee structure has to be read line by line.
Rosalind Petrie — property management auditor. Reviews management agreements for owners before they sign, and reads every entry here for the things a sales call leaves out: exclusivity, termination, and what happens to bookings already on the calendar.
Nothing here is published on the strength of one person reading a company's own page. The second reader's test is narrow and it is the same every time: does the entry state what an owner actually hands over, and does it stop where the company's published record stops.
